Cancellation Policies

Cooling off Period:
Once the contract is signed, the deposit becomes non-refundable.
In the event of a booking cancellation, students must notify the site team via email before signing the contract.

No Place No Pay:
If, prior to the Start Date, the Resident is not accepted for the Resident's first year of study by an educational institution in the Republic of Ireland providing full time education the Resident has a period of 7 days starting on the date of the Resident's receipt of notification of rejection from such educational institution in which to notify the Licensor in writing requesting a consent of the Licensor to terminate this Licence and to provide with that notice a copy of the rejection letter by email, in which case if the Licensor is satisfied with the evidence provided, the Licensor shall consent to the termination of the Licence and the Licence shall be deemed to have terminated on the day after the email was sent to the Licensor or 2 Working Days after the date of posting to the Licensor.

Payment Policies

Booking Deposits:

  1. Secure your room and finalize your booking by signing the room agreement and submitting a €100 advance license fee. This fee will be deducted from your first/only rent installment.
  2. No additional deposits are required for the property.

Payment Installment Plans:

  1. Choose to pay your license fee in full or opt for a flexible payment plan spanning 4 to 8 instalments.
  2. If you select full payment, the total amount is due before your arrival. For those opting for the instalment plan, the first payment isn't required upon booking but must be settled at least 2 weeks before your arrival.
  3. Instalment payments necessitate a guarantor, whether based in Ireland or internationally.

Mode of Payment:
Credit card, debit card and bank transfer.

Guarantor Requirements:
If you opt for instalment payments (either 4 or 8 installments) or if you're a 17-year-old resident, you'll need an Ireland-based or international guarantor.

Additional Fees:
All utility bills including water, gas, and electricity are covered under a separate utility fee.
For all 38-week bookings in 2024/25, the utility fee of €467.90 in total is charged along with the 1st instalment.
